Barings and LBS Obtain Net Zero Carbon Certification for TIDE Bankside
Barings, one of the world’s largest diversified real estate investment managers, alongside its joint venture partner and development manager, LBS Properties, have received Net Zero Carbon in Construction certification from Natural Carbon Solutions on TIDE Bankside, a flagship office development on London’s South Bank. Achieving this certification underscores Barings and LBS’s commitment to reducing the environmental impact of TIDE Bankside at every stage of development.
Designed by award-winning architects Squire & Partners, TIDE comprises 11 upper floors, offering approximately 145,000 sq. ft of high-quality office space, along with a ground-floor retail unit. TIDE has achieved a BREEAM Outstanding rating, placing it among the top one per cent of the UK's most sustainable buildings. Occupiers benefit from a range of amenities, with over 13,000 sq. ft of green spaces including a spacious rooftop communal terrace with panoramic views of the Thames and the City of London.
TIDE’s Net Zero Carbon in Construction certification focuses on reducing carbon emissions associated with a building’s construction phase, encompassing all life cycle stages from raw material sourcing to practical completion. This commitment is reflected in its exceptionally low 500kg CO₂e/m² upfront (embodied) carbon emissions — 50% lower than both the average new build and the UK Green Building Council baseline, and 18% below the Greater London Authority Net Zero Carbon 2030 target — setting a new benchmark for sustainable office development.
The development aligns with the strict London Energy Transformation Initiative (LETI) 2030 standards, which advocate for all new buildings in London to operate at net-zero carbon by 2030. As such TIDE’s efficient MEP systems have been optimised to reduce energy intensity to 43% below Building Regulations Part L. TIDE has also secured a NABERS 5-Star Rating, a Design for Performance assessment demonstrating excellence in energy efficiency, water use reduction and indoor environmental quality. The building is all electric, powered by fully verified renewable energy sources, including on-site generation through a roof-top PV installation. Remaining construction emissions were offset through an Emissions Purchasing Agreement, using high-quality AA-rated offsets supporting afforestation and peatland restoration projects in line with Sylvera Carbon Credit Ratings requirements for governance, additionality and longevity.
Beyond net zero carbon, wellbeing is at the heart of TIDE’s design, meeting WELL Platinum requirements and offering a healthy and productive environment for occupants by maximising daylight, air quality and tenant wellbeing amenities, with seamless end of journey facilities, cycle storage for 284 bicycles, 28 showers, and a dedicated bicycle maintenance centre. Additionally, TIDE’s advanced smart systems and digital connectivity were awarded SmartScore Platinum and WiredScore Platinum.
