Barings and Aware Super’s WeAreLiving boosts portfolio as new Brisbane BTR development opens
Barings, one of the world’s leading alternative investment managers, today announced the delivery of the WeAreLiving Brunswick Build-to-Rent (BTR) development in Fortitude Valley. The development was officially opened by The Hon Samuel O’Connor MP, Minister for Housing and Public Works and Minister for Youth, bringing 366 brand-new apartments to the rental market and setting a new benchmark for renting in Brisbane.
WeAreLiving Brunswick delivers 27 storeys of studio, one- and two-bedroom apartments and 1,800sqm of world-class resident-only amenities including a rooftop pool and dog park, co-working space, fitness centre and treatment room, cinema/podcast/karaoke room, and a range of dining and entertainment spaces.
Adding further value to the equation for tenants, the all-electric 7.5 star NatHERS rated building has on-site management, flexible lease terms of up to three years, furnished options, a busy program of resident social events and optional apartment cleaning.
Barings and Aware Super recently completed the purchase of the landmark development, on bustling Brunswick Street, from Frasers Property Australia.
Developed by Frasers Property, designed by Cox Architecture and built by Hutchinson, WeAreLiving Brunswick is part of the Queensland Government Build-to-Rent Pilot Project, with approximately 40% of the homes made available at a discounted rent through a subsidy from the Queensland Government.
The development is the latest addition to the pipeline of more than 2,000 build-to-rent homes across NSW, Queensland, the ACT and Victoria being delivered under the WeAreLiving brand, a partnership between one of Australia’s largest superfunds, Aware Super, and Barings.

Located two kilometres from Brisbane’s CBD, WeAreLiving Brunswick is adjacent to the $500 million Valley Metro redevelopment and integrates a ground-level retail, lobby café and bar to complement the thriving Brunswick Street precinct.
Market rents range from $645pw for an unfurnished studio to $1,050 for an unfurnished two-bedroom apartment. The equivalent furnished apartments are $720 and $1,275 respectively. Rentals at the discounted rate start from $480 for an unfurnished studio to $764 for an unfurnished two-bedroom option.
The opening of WeAreLiving Brunswick follows the April opening of the 292-home WeAreLiving Preston in Melbourne while WeAreLiving Zetland will soon bring 135 apartments to Sydney’s inner south and WeAreLiving Queens, a 433-apartment BTR development in Albert Park, Melbourne, is also nearing completion.
