Barings acquires prime industrial assets in Queensland as part of A$100m Brighter Super mandate

Barings, one of the world’s largest diversified real estate investment managers, has acquired two prime industrial warehouse assets across 28,508 sqm net lettable area in Berrinba and Archerfield, as part of Brighter Super’s Queensland Investment Strategy.

The acquisitions are the first seed assets acquired by Barings under the A$100m mandate awarded by Brighter Super in 2024. The mandate is focused on procuring a diversified portfolio of high-quality income-producing industrial assets across Queensland, including major metropolitan and regional markets. The mandate forms part of Brighter Super’s Queensland Investment Strategy, which will see an additional A$500 million invested in Queensland in the next three to five years.

The newly acquired assets in Berrinba and Archerfield are home to Australian businesses including Total Logistics Solutions (logistics provider for some of Australia’s biggest retailers), and Roses Only (floral retailer).

Brighter Super, a Queensland-based superannuation fund with 280,000 members and managing over A$35 billion, is a long-standing investor client of Barings Real Estate in Australia. Over their 15-year partnership, Brighter Super has invested in multiple vintages of the multi-sector Value-add Fund Series since its inception in 2010. Brighter Super is also an investor in 154 hectares of land on the Gold Coast, originally acquired in 2017 and now managed by Barings. The site is leased to Village Roadshow Theme Parks and includes Warner Bros. Movie World, Wet ‘n’ Wild, Top Golf, Paradise Country, Australian Outback Spectacular, and Village Roadshow Studios.

The assets were brokered by Colliers (Archerfield), and Savills (Berrinba).
