Barings Acquires Multi-Let Light Industrial Estate in Harrow for £38.5m

Barings, one of the world’s leading alternative investment managers, has acquired Eastman Edge, a multi-let light industrial estate in outer London, from Big Yellow Group for £38.5 million, on behalf of a European core real estate strategy.  

Located in Harrow, 11 miles from central London, Eastman Edge is a newly built multi-let light industrial estate that benefits from strong connectivity to the A40, M1 and M25, as well as proximity to Harrow & Wealdstone station (within a 10-minute walk) and Heathrow Airport (within a 35-minute drive). The scheme offers flexible, modern space suited to a range of light industrial uses, supporting businesses focused on last-mile distribution, services and local trade.

The asset benefits from strong sustainability credentials, including EPC A ratings, EV charging provision and solar PV, and is well positioned to capture occupier demand for efficient, modern industrial space in an undersupplied London submarket.
