Our investment in industrial properties includes core, value-add and development strategies. The strategy focuses on major markets in the U.S. (equity and debt), Canada (debt only) and Europe (equity only). Targets include well-located industrial warehouses, distribution centers and research and development facilities that display a high level of contemporary functionality. 

Globally, we also make industrial investments through securitized, public market real estate.

 

North America Industrial Investment Criteria

  • Major markets in the U.S. (equity and debt) and Canada (debt)
  • Warehouse, distribution, cold-storage and business park facilities 
  • Infill, last-mile distribution locations
  • Equity investments: $20 million and over
  • Debt financing: $10 million including first mortgage, preferred equity, mezzanine, construction mezzanine, bridge and structured debt solutions

 

U.K. Industrial Investment Criteria

  • Core, core-plus and value-add
  • Established locations
  • Dominant Grade A and B estates
  • Preference for multi-let
  • Size: £4 million to £60 million, asset or shared deals

 

Germany Industrial Investment Criteria

  • Core and core-plus
  • Major regional hub locations
  • Modern Grade A specification
  • Multi or single tenants, strong credit
  • Size: €30 million+

 

Nordics Industrial Investment Criteria

  • Core and value-add
  • Strong logistic hubs in Sweden, Finland and Denmark
  • Modern specification
  • Favorable covenants
  • Size: €30 million to €100 million, asset or shared deals

 

Italy Industrial Investment Criteria

  • Core and value-add
  • Grade A warehouses in established logistics areas
  • Prime tenants with reliable income streams
  • 10,000 sq. meter minimum size
  • Size: €10 million to €100 million, asset or shared deals

 

France Industrial Investment Criteria

  • Core and value-add
  • Logistic hubs in certain regions
  • Multi or single tenants
  • Size: €20 million to €100 million, asset or shared deals

 

Spain Industrial Investment Criteria

  • Core and value-add
  • Madrid, Barcelona, Zaragoza and Valencia
  • Multi or single tenants
  • Size: €15 million to €100 million, asset or shared deals
