Our investment in retail properties covers the full spectrum of core, value-add and developmental opportunities. In the U.S., equity investments and debt financings include grocery anchored neighborhood or community centers that have a strong sales history and are located in areas with attractive demographics, limited immediate competition and, preferably, barriers to entry. We also strategically invest in or finance power and lifestyle centers and high-performing shopping malls. In Europe, our retail interest extends from dominant retail malls to let shops.

Globally, we also invest in retail properties through securitized, public market real estate.

 

North America Retail Investment Criteria

  • Core, core-plus, value-add and opportunistic
  • Grocery-anchored neighborhood or community centers
  • Dominant, irreplaceable, power/lifestyle centers
  • High-performing shopping malls
  • Infill high street retail opportunities
  • Equity investments: $30 million and over
  • Debt financing: $10 million and over, including first mortgage, preferred equity, mezzanine, construction mezzanine, bridge and structured debt solutions

 

UK Retail Investment Criteria

  • Core, core-plus and value add
  • Top 25 centers, dominant regional/sub-regional retail parks
  • Grade A and B shopping centers and retail warehousing
  • Size: £4 million – £120 million, asset or shared deals                                                                        
  • Preference for multi-let

 

Germany Retail Investment Criteria

  • Core, core-plus, value-add and opportunistic
  • Shopping centers and high street units
  • Prime CBD and established secondary/suburban locations
  • Public transport connectivity
  • Flexible layout with divisibility/change of use potential
  • Size: €80 million + (core), €10 million – €100 million (core-plus and value-add)

 

Nordics Retail Investment Criteria

  • Core, core-plus and value-add
  • Strong regional areas in Sweden, Finland, Denmark and Norway
  • In-town retail (or established out-of-town locale)
  • Size: €10 million – €100 million, asset or shared deals
  • Preference for multi-let or single tenant

 

Italy Retail Investment Criteria

  • Core and value-add
  • High street retail in Milan, Rome and secondary cities
  • Prime tenants with reliable income streams and rental growth potential
  • Portfolios or single assets
  • Size: from €4 million to €40 million for high street, from €20 million to €100  million for shopping center

 

France Retail Investment Criteria

  • Core, core-plus, value-add and opportunistic
  • Country-wide
  • In-town retail (or established out-of-town locale)
  • Size: €10 million – €100 million, asset or shared deals
  • Preference for multi-let or single tenant

 

Spain Retail Investment Criteria

  • Core, core-plus and value-add
  • Madrid, Barcelona and top regional cities
  • In-town retail (or established out-of-town locale)
  • Size: €10 million – €100 million, asset or shared deals
  • Preference for multi-let or single tenant
